February, before pollen
Clear the bottom track and wipe both photo-eye lenses so you start the season clean. Do the balance test - if the door will not hold at waist height, deal with the springs now rather than in the middle of pollen season.
April, mid-pollen
Wipe the lenses again and brush out the track. This is the single highest-value ten minutes in the Gwinnett year and it prevents the most common call-out in the county.
July, mid-humidity
Re-lubricate hinges, roller stems and springs. Georgia humidity drives lubricant off steel faster than heat alone does, and this is the visit most owners skip. Check the jamb timber at the base for softness and check the trim for carpenter bee holes.
October, after storm season
Check both cables where they meet the bottom bracket for rust and fraying. Confirm the safety reversal works with a solid object under the door. Replace the bottom seal if it no longer springs back when pressed.
Lubrication, done properly
A garage door lubricant, silicone or lithium based. Not WD-40, which is a solvent and strips out what you want to keep. Hinges, roller stems, springs and the opener rail - not the track, which should be clean and dry.
